      <image:caption>This project involved a four-story building with a basement and cellar level, located in the Bushwick area of Brooklyn, New York. The original building was constructed in 1904, with a matching addition constructed in about 1924. The charge involved identifying potential causes and sources of water infiltration within the cellar of the school building, and providing a repair to reduce the overall water seepage into the below grade spaces. The scope of the project included windows, masonry, restoration, and complete roof replacement. For this project, an energy analysis was performed on adding 2" of additional roof insulation. As a result, 8" (in lieu of 6") of roof insulation was provided on this project. This resulted in raising all the bulkhead doors at the roof level.</image:caption>

      <image:caption>The existing 1920 building was continuously experiencing water infiltration and moisture issues on the upper two floors. This project involved the replacement of all the existing roofs, including a play roof. In addition, in 1998 the roof side of all the parapets were covered with a metal lath and cementitious coating. The cementitious coating significantly spalled and cracked throughout. As part of this project, the cementitious coating and face brick was removed and face brick replacement was provided. Various selective exterior masonry restoration work was performed and interior plaster repair was provided to address the associated water damaged areas.</image:caption>

This project involves repointing the entire building, complete roof replacement, and selective masonry restoration work. As the thickness of the roof insulation is being increased to 6", the existing parapets are being raised to comply with the minimum protective guard height requirement of the NYC Building Code. This project also includes the replacement of the existing unitized aluminum curtain wall system for the entire building. Probes were performed to determine the complete scope of work associated with the curtain wall replacement and design documents developed thereafter.</image:caption>

The scope of the project includes the replacement of the glass block and frames in the exit stairs, repointing of the parapets (both sides), repointing of the coping stones, selective masonry restoration throughout the building, as well as the replacement of the third-floor roof playground safety surface.</image:caption>

A temporary kitchen with toilet facilities was also provided in the play yard area as part of the phasing work of the project.</image:caption>

Also part of the design was the installation of pressure reliefs to provide additional protection against a temporary rise in groundwater levels.</image:caption>

A temporary egress corridor was constructed to allow for continued occupancy.  Accessible toilets, door hardware and classroom sinks were provided throughout the building.</image:caption>

The $1.5M renovation included replacement of the existing seating, finishes and improvement tot he house lighting system and the repair of the stage rigging system.</image:caption>
